Choosing a real estate agent

A competent real estate agent has a wealth of information and provides good advice based on their education and experience. So how do you find such an agent? If you’re a home buyer, seek out candidates who know the local real estate market -- both the good and the bad -- and whether property in the area is appreciating or depreciating. These agents should be able to describe nearby schools, public services, traffic, and shopping. And they should have good relationships with local lenders, property inspectors, and the like. In addition, a good agent will screen properties, schedule showings, and tour houses with you.

Home sellers want a local agent who has sold at least 10 or more homes in the previous year in their particular price range. 

A good way to start the search for an agent is to ask candidates if they’re members of the National Association of Realtors. Licensed Realtors must complete comprehensive training. You also want an agent who works full-time.

Other questions to ask when choosing a real estate agent:

  • Does the agent specialize in your price range and geographic area?
  • How long have they practiced in your area?
  • Does the agent have a salesperson’s or a broker’s license? (Brokers have more rigorous educational and field experience.)
  • Does the agent work at times convenient to your schedule?

Whether you’re buying or selling a home, ask the agent for a comprehensive activity list. This gives you a good idea of how the agent works and should include:

  • The number of homes they’ve sold in the past year.
  • Which of these properties were in your price range.
  • The homes sold and listed in your target neighborhood.
  • The dates of the sales. (Are they distributed evenly throughout the year?)
  • References. Can the agent provide names and phone numbers of recent sellers/buyers for you to contact?

Personal compatibility

Just as important as the agent’s background is their personality. You want someone you feel comfortable with, so ask yourself:

  • Is the agent a good listener?
  • Does the agent take the time to educate you and explain your options?
  • Does the agent seem pushy or manipulative?
  • Does the agent understand your needs?
